Key Commercial Property Sold on Highland Avenue

The long-empty Cheshire Stoneworks property is sold to local partnership.

After standing unused for about five years, the former Cheshire Stoneworks parcel at 435 Highland Ave. has been sold to three medical professionals who plan to build two office buildings on the site.

Two brothers, Jon and David Feldman of Feldman Orthodontics, joined by Dr. Amit Desai, DMD, purchased the nearly 2.5-acre lot from Steve Dearborn, who moved his stone works business to a new location at 600 Industrial Dr.

The property was sold for approximately $800,000 according to property records.

Jon Feldman said the partners plan to build two 15,000-square-foot buildings on the lot. Half of one building will contain the orthodontic and dental practices respectively. Other tenants are being sought, Jon Feldman said.

Feldman Orthodontics was opened in 1971 by David and Jon's father, Barry Feldman, but the building at 550 South Main St. is not large enough for the expanding practice, said David Feldman.

"We wanted to stay in Cheshire, we looked at other lots," said Jon Feldman. David Feldman said they searched for a new location for about a year. "It was a hard decision to look, but we're outgrowing the space," he said. The South Main Street building was constructed in the 50s, David Feldman said, and it's not handicapped accessible.

"We're looking for tenants; medical/dental offices," said David Feldman. "It's a nice, central location and there is so, so much traffic," he added.

Both Feldmans mentioned the proximity to Highland Elementary and Dodd Midddle School as being key to their decision to locate on Highland Avenue.

Site plans for the new buildings are being prepared, David Feldman said, and should be submitted to the Planning and Zoning Commission in late fall. He believes construction could begin in early 2012.

"We'll be able to see more patients and be more efficient," David Feldman said. The office has 15 employees and could add a more staff at the Highland location.

There are no plans to sell the existing building on South Main Street, he added.

"We excited to stay here and move to the new location," David Feldman said.
